Preventative Maintenance

Regular maintenance can help keep your home safe and minimize the possibility of costly future repairs. Here are some preventative measures you can take to keep your home in good condition year-round. Some suggestions may require the assistance of a licensed professional:

Monthly Maintenance

  • Develop a monthly routine for checking various components and mechanical systems throughout your home.
  • Periodically check battery-operated smoke alarms and carbon monoxide detectors.
  • Examine doors and windows for proper operation and accessibility.
  • Inspect heating, ventilation, air-conditioning and water heater units for proper and efficient operation.
  • Check fire extinguishers for proper operation.
  • Inspect all main circuit breaker or electrical panels and subpanels.
  • Check faucets and drains for proper water flow as well as dripping and drainage of sinks, showers and bathtubs.

Seasonal Exterior Maintenance

  • Clean gutters and downspouts.
  • Clean leaves and other debris from window wells, air-conditioning units and the foundation.
  • Inspect areas requiring caulking and/or weather-stripping.
  • Trim trees and shrubs that could cause water damage to the siding or roof.
  • Have your chimney cleaned before each heating season and inspect the chimney top and its structure.
  • Check porches, railings and walkways for hazards or deterioration.
  • Check the roof for missing or broken shingles and the exterior walls for loose or missing siding.
  • Check exterior painting for peeling and cracking which may result from potential water leaks or moisture problems.
